These Terms of Service ("Terms") govern your access to and use of the website bnboperators.com (the "Site") and the courses, educational content, and done-for-you consulting services (collectively, the "Services") offered by BSBK Holdings, LLC, a California limited liability company, doing business as BNB Operators ("BNB Operators," "we," "us," or "our").By accessing the Site or purchasing any Services, you agree to be bound by these Terms. If you do not agree, do not use the Site or Services.
1. Who We AreBNB Operators provides short-term rental (STR) education, including a free introductory course, paid courses, and done-for-you consulting services covering tax strategy, market/property evaluation, and self-management automation for STR owners.
2. EligibilityYou must be at least 18 years old and capable of entering into a binding contract to use the Site or purchase our Services.
3. Educational Content Is Not Professional AdviceThis is important. Our courses, content, and consulting touch on tax strategy (including material participation, cost segregation, and bonus depreciation), real estate, and business operations. Nothing on the Site or in our Services constitutes tax, legal, financial, or investment advice.• We are not a law firm, CPA firm, or registered investment advisor, and nothing we provide creates such a relationship.• Tax outcomes (including any potential savings referenced in our marketing) depend on your individual facts and circumstances and are not guaranteed.• You should consult a licensed CPA, tax attorney, or financial advisor before making decisions based on our content, including decisions about cost segregation, material participation, or other tax strategies.• Any numerical examples, case studies, or illustrations of potential returns or tax savings are hypothetical and for educational purposes only. Purchases, Payment, and Fees• Payments for courses and done-for-you engagements are processed through Stripe.• Prices for our Services are as stated at the time of purchase or in your service agreement.• For the done-for-you consulting engagement, payment terms (such as a 50% upfront / 50% on completion structure) will be set out in your specific engagement agreement, which supplements these Terms.
5. Refunds and CancellationsRefund and cancellation requests are handled case-by-case, at our sole discretion. If you wish to request a refund or cancel a purchased course or engagement, contact us at info@bnboperators.com with your order details and we will review your request. Submitting a request does not guarantee a refund will be issued.
6. Done-for-You Consulting EngagementsDone-for-you consulting services are subject to the scope, timeline, deliverables, and terms outlined in a separate written engagement agreement between you and BNB Operators. If there is a conflict between these Terms and a signed engagement agreement, the engagement agreement controls for that engagement.
7. License to Use Our ContentWe grant you a limited, non-exclusive, non-transferable license to access and use our course materials and content for your own personal or internal business use. You may not:• Resell, redistribute, or publicly share our course materials or consulting deliverables without our written permission• Copy, reproduce, or create derivative works from our content for commercial distribution• Use our name, "BNB Operators," or our branding to promote your own competing products or services
8. User ConductYou agree not to use the Site or Services to:• Violate any applicable law or regulation• Infringe the intellectual property or other rights of any third party• Transmit any harmful code, spam, or unauthorized advertising• Attempt to gain unauthorized access to the Site, our systems, or other users’ accounts
9. Intellectual PropertyAll content on the Site and in our Services — including text, graphics, logos, course materials, and frameworks (such as our three-pillar framework) — is owned by or licensed to BNB Operators and is protected by copyright, trademark, and other intellectual property laws.

Disclaimer of WarrantiesTHE SITE AND SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. WE DO NOT GUARANTEE ANY SPECIFIC FINANCIAL, TAX, OR BUSINESS OUTCOME FROM USING OUR EDUCATIONAL CONTENT OR SERVICES.

Limitation of LiabilityTO THE MAXIMUM EXTENT PERMITTED BY LAW, BNB OPERATORS AND ITS OWNERS, MEMBERS, EMPLOYEES, AND CONTRACTORS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, OR DATA, ARISING FROM YOUR USE OF THE SITE OR SERVICES. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICES WILL NOT EXCEED THE AMOUNT YOU PAID TO US IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM.
12. IndemnificationYou agree to indemnify and hold harmless BNB Operators and its owners, members, employees, and contractors from any claims, damages, losses, or expenses (including reasonable attorneys’ fees) arising from your use of the Site or Services, your violation of these Terms, or your violation of any law or third-party right, including any decisions you make regarding your own short-term rental properties or tax filings.
13. Third-Party ServicesOur Services reference or integrate with third-party tools (such as Stripe, GoHighLevel, Hospitable, PriceLabs, and AirDNA). We are not responsible for the availability, accuracy, or practices of those third-party services, which are governed by their own terms.
14. Governing Law and DisputesThese Terms are governed by the laws of the State of California, without regard to its conflict of law principles. Any dispute arising out of or relating to these Terms or the Services will be subject to the exclusive jurisdiction of the state and federal courts located in California.
15. Changes to These TermsWe may update these Terms from time to time. The "Last updated" date above reflects the most recent revision. Continued use of the Site or Services after changes are posted constitutes your acceptance of the updated Terms.
